Ceiling Repairs

A unit owner has a problem with the ceiling as it is pulling away from the cornice at the wall.
A contractor was asked to inspect and the report indicated that this was as a result of bad workmanship or wind and pressure that had built up over a period of time.

As the ceiling forms the median line would the cost of repairs be on a 50% cost basis?

Cracks between the ceiling/cornice and wall are common problem usually caused by building movement. All buildings move and it is to be expected, generally all you can usually do is use a flexible filler that will move and flex with the building. As I see it, if the cracking is the result structural problem one would expect the BC to be involved as that is a structural problem but if the crack is fill-able it would be for the owners account.
