Cracks and Chunks

New kid on the block.
I have a massive crack on the outside of my unit and chunks of concrete falling of where the outside wall meets the roof.Who is repsonsible as this effect my resale value.

Hi, Hermann. Assuming yours is a Sectional Title unit, the Body Corporate is responsible for maintenance and repairs of the outside of the units.

By definition the outside of the exterior to median centre line outwards of the wall of a Section, is common property and is therefore the responsibility of the Body Corporate for repair and maintenance.
