Maintenance schedule

Hi all, can anybody please help me with a maintenance schedule for common property and inside the units? Also a list of compulsory fire fighting equipment? It is a maisonette with two units, a granny flat, servants rooms, two garages and two carports. Please email it to brettonwoodavenue@gmail.com. Thanks.

Hi, LJ. There's no one-size-fits-all maintenance schedule - so much depends on factors such as the type of construction and materials, and the age of the building/s. You need to look at your own building - for example, if it has a tiled roof, tiles would need to cleaned of moss, etc., broken tiles replaced and flashings resealed (my feeling is that once every 4 years is about right). A flat roof is a whole different scene, and will probably need more frequent attention.
Plaster-work will probably have cracks which need re-filling, and the plaster painted. Brick-work may need sealing, and re-grouting from time to time. With only one small building, regular inspections will indicate when these tasks need doing.
Gutters should be regularly cleaned: as should filters on the incoming water supply; and weep-holes should be reamed out. These are annual jobs.
Paint-work will need re-varnishing (or re-oiling) - how often will depend on the weather.
These are just some examples to get you going.
The interior of the units are the responsibility of the owners.

Hi LJ - what we did several years ago, was to draw up a list of things that needed to be done and then prioritized these into most urgent (current year), less urgent (next year)and so on. From this we could both budget and plan.
We have a steel fire escape which requires maintenance every year and a flat roof that needs painting every 2nd year. The doors are rubbed down and varnished every 4-5 years etc.
Your plan should be 1. Routine maintenance - things that need to be done every 1,2 or 3 years, 2. periodic maintenance hings that need to be done every 3,4 or 5 years and 3. occasional maintenance - things that need to be done every 7 - 10 years. Obviously there are always contingency/unplanned things that crop up and these also need to be budgeted for. We also try to do as much of the maintenance as possible during the dry season, which means contractors are brought in to quote at least 3 months before the work is planned and confirmed shortly thereafer, so that they can also plan ahead.

Thank you anne and peter for the quick response. You gave me very good advise. Do you know if we are suppose to keep fire extinguishers/hoses outside? And how many according to law. We are in Durban. Thanks

Hi LJ - the Chief Safety Officer at the Central Fire Station is very helpful but any of the SABS registered installers should be able to advise you as they are familiar with the by-laws. We've had excellent service from a company called Ocean
Fire.
