inventory and state of repair of equipment
Surely as a trustee and owner I am allowed to see the equipment of our complex and see what state of repair it is in?

The trustee who is also employed as a caretaker was reluctant to show me the equipment for the common property. He spends about R1 600 pm of our budget on paint cleaning materials and whatever he regards as necessary. Since I noticed our hose pipe was full of holes and the plastic bucket used to water the palms also had a huge hole in it I wondered what equipment we had to maintain the common property. Eventually he showed me the the kinked hose pipe, a big ladder
2 bush knives and a weeding fork.. not even a spade or a fork belonged to the complex. He said he borrowed his own garden tools for the common property. Any comments on this? situation?

Hi, Marguerite. It is good practice to maintain an invertory of the tools and equipment owned by the BC. If your complex does not have one, I suggest you raise the issue at the next Trustees' meeting, and asks that one be kept. The Caretake should not have to borrow tools to work on the c.p. Suppose he were to borrow a power tool, for example, which was faulty, and he was injured? You'd have some explaining to do to the Workmen's Compensation Dept.
