Where a sectional title scheme falls within and estate governed by an HOA, will the companies act i.e. section 21 have any bearing on the individual body corporate, if so, what are these?”

The Section 21 company is to facilitate the HOA. Each HOA resulting from such an environment contains rules which will affect the ST developments in as far as various BCs will have to adhere to the ecology measures, aesthetics, contribute to communal expenses (security!) and so forth.
The Bodies Corporate will operate autonomously in terms of the S/T Act
