S27 versus S27A
I have a balcony extended to my unit accessible only to me via a footbridge. The body corporate has made us ( only 9 of us) out of 100 owners fully accountable for the waterproofing and maintenance of the balcony. They have offered us to register the balcony under S27 or S27A. Which is better? Can they take this right to the exclusive use area away if we register under S27A? In 10 years time if we register under S27A can the body corporate amend the rules and remove the footbridge preventing us access to the balcony?
